Over time, even the best roofing system begins to develop problems. Cracks, minor leaks, separating seams are all concerns.
When those begin to develop, there are 3 options. Repair, replace or restore.
Restoration is a wonderful way to extend the lifespan of your roof, while simultaneously reducing the need for constant repairs.
Roof restoration is a process of revamping and breathing new life into the existing surface of your roof. There are a number of roof restoration services available, each with its own benefits.
Roof Coatings and Their Benefits
A roof coating begins life as a liquid. It is either sprayed or rolled onto your existing roofing structure. As it dries, it forms a single, seamless layer of watertight protection across the entire area. Additional benefits include:
- Easy installation: Installing a roof coating is very easy and hassle-free. There will be minimal disruption and you can continue your business activities as usual.
- Enhanced lifespan: Since a roof coating is basically an additional layer of protection over the existing surface of the roof, it boosts the roof’s resistance against damaging environmental elements and UV rays. With less damage done to your roof, it will last much longer and require fewer repairs.
- Environmentally friendly: With the application of a roof coating, you extend the life of your roof, reducing the amount of debris in landfills.
- Enhanced energy efficiency: A roof coating is naturally reflective, meaning that it will cause the sun rays to reflect away from your roof, keeping the interior temperature lower. This reduces cooling costs and energy demand.
Single-Ply Membrane Systems
Single-ply membrane systems are rubberized materials that come in a roll form. After roof preparation, the membranes are connected to your existing system either mechanically or chemically and all seams are then either glued or heat welded together.
Like coatings, single-ply membrane systems go right over your existing roofing system. They offer easy installation, increase roof lifespan, are friendly to our environment and enhance the energy efficiency of your building.
Spray Polyurethane Foam
Also known as “foam roofing” or “SPF”, spray polyurethane foam is a unique restoration option. SPF begins life as 2 separate liquids that are mixed as they are applied to your existing system. A chemical reaction occurs, causing a foam to develop. This foam expands up to 30% its original volume, seeping into cracks, crevices and other deficiencies and filling them in. Once dry, it forms a monolithic waterproof layer of protection.
SPF offers the highest R-factor of all the restoration options. Put simply, it offers a higher level of insulation, reducing thermal fluctuations within the building and keeping the temperature more stable, both in heat and cold conditions.
